Land Use & Zoning

Lemery Greisler has a very active and long-established land use, zoning, and planning practice. The Firm's partners and associates are highly skilled in all aspects of this discipline and are actively involved in both large- and small-scale development projects from inception to completion. In their day-to-day practice, attorneys work hand in hand with clients to ascertain their goals in relation to project development and related infrastructure, such as roads, water, sewer, and electricity.

Working in coordination with various consultants, including landscape architects and traffic and structural engineers, our attorneys prepare site plan and variance applications and make related appearances before municipal planning boards and zoning boards of appeal. On behalf of our clients, the Firm has successfully obtained countless project approvals from these boards, as well as the area and use variances needed to bring such proposed projects to fruition. Where necessary, attorneys also coordinate with state agencies, such as the Department of Transportation and Department of Environmental Conservation, as well as with utility companies, such as Verizon and National Grid, and other entities that either impact or are impacted by the proposed development. In essence, Lemery Greisler attorneys serve as "project managers," coordinating all members of the development team—from contractors to engineers.

Recently the Firm has been actively involved in several major development projects in the Capital Region, including the Six Flags Great Escape Lodge and Indoor Waterpark, Luther Forest Technology Campus, the Town of Corinth Acquisition of D&H Railroad, and Saratoga Polo Residence Retreat.
